    What are the requirements for a Greece Golden Visa application?

    In order to be able to apply for the Greece Golden Visa program, there are very few basic conditions that candidates must meet. The main applicant must be someone who has completed the age of 18, has no criminal record, and does not have any ban on entry to the Schengen area.

    Which documents do I need to prepare for the application?

    The basic documents required for the application consist of: a valid passport, evidence showing that the investment has been completed (provided by our strategic partner after property acquisition), health insurance, a criminal record, and other official documents supporting the process.

    Is there a requirement to live in Greece to obtain a Golden Visa or for the continuation of the residence permit?

    No. There is no requirement for you to be present in Greece for a certain number of days to obtain or renew your residence permit. As long as the ownership of the real estate you purchased remains with you, the residence cards of you and your family maintain their validity.

    Who from my family can benefit from this right?

    Together with the main applicant, the spouse, single children under the age of 21, and the mother and father (ascendants) of both the main applicant and the spouse can benefit from the right to a residence permit without making an additional investment. However, not all of these people have to be added to the application while applying. The main applicant can decide for themselves who will be added or not.

    What happens when my children pass the age of 21?

    In order to be able to make a residence permit application for your children, they must be under the age of 21 and single. When the age of 21 is reached, if they are still single, the residence right can be extended until the age of 24; thus, your child continues to hold the right until the age of 24.

    Can I rent out the property I invested in?

    Yes. You can rent out the real estate you purchased on a long-term basis and obtain Euro-based rental income.

    When can I sell the property I bought?

    You can sell the property whenever you wish. However, the moment you sell the property, since your residence right is of a nature dependent on this property acquisition you made, your Golden Visa residence permit will be canceled.

    Can I apply for Greek citizenship?

    Yes. If you effectively reside in Greece for a total of 7 years (at least 183 days of the year), become a taxpayer, and prove your language proficiency and integration into society through exams, you can apply for citizenship. However, this depends entirely on the conditions and your choice.

    Do I have to open a bank account in Greece?

    No. However, if you wish to obtain rental income, in this case, you can open a bank account for the payment of the rental price. In the process, upon your request, our lawyers in Greece support you as an extra service.

    How long is the residence permit valid for?

    As long as your ownership continues, it is given indefinitely, to be renewed every 5 years.

    In what amount of time is the process completed?

    After property selection, the preparation of the file and the making of the application generally take 3-4 months. After the White Paper is received, making the application and the giving of biometric data also generally take 1 month. The printing of the permanent card may take 6-12 months depending on the intensity of the authorities in Greece.

    What is a "White Paper"?

    The only mandatory visit you need to make to Greece during the entire process is made for the purpose of giving biometric data. The visit is carried out without experiencing any problems with the paper given (White Paper). Additionally, until your actual card is issued, thanks to the White Paper, you can make visa-free entry-exit to Greece and be legally present in Greece.

    Do I get a work permit in Greece?

    The Golden Visa does not directly grant a work permit. However, you can establish your own company in Greece and operate as a business owner.

    Will there be additional costs other than the real estate purchase?

    There will be additional expenses such as the title deed transfer fee of approximately 7-10% of the real estate value, notary expenses, lawyer fees, and payments to be made to the government and tax offices.     Can I benefit from health and education services in Greece?

    Yes. Residence permit holders can benefit from state schools and health services in Greece by having the same rights as Greek citizens.

    How much is the annual property tax (ENFIA)?

    The main property tax paid every year in Greece is called ENFIA. This tax varies according to the square meter of the property, its age, and the region where it is located. For an average apartment, an amount between €300 and €700 per year can be foreseen.

    A progressive annually tax is applied over the rental income you obtain from your property in Greece:
